General
General Enquiries about Waldegraves Holiday Park
You must not use a drone, powered model aircraft or any other powered flying object on the Park, unless authorised.
For everyone’s safety, a 10mph speed limit is in force which must be observed at all times and cyclists should keep to the roadways. All UK driving laws apply to our Park and we co-operate with local authorities. No learner drivers or underage drivers are allowed. You must hold a full current driving licence to drive any vehicle on the Park. Please leave your vehicle on your pitch and walk to the facilities to reduce the traffic flow on the Park.
Other than for delivering goods and services, we do not allow parking of commercial vehicles of any sort on the Park. This includes, and is not limited to, transit style vans, flatbed trucks and sign written vehicles. This will be strictly monitored by our Park Warden throughout the season.
Yes, our Gift Vouchers make the perfect gift for Christmas, Birthdays, Anniversaries or simply to say thank you. To purchase a gift voucher, please pop into our Park Reception or call our Office on 01206 382898, during office hours with your card details. Alternatively, you can complete a form on our website and we will then get back to you, take payment and send you the voucher by post.
Yes we do. We have 6 smart charging points available for anyone to use, located behind Reception. The EV Charging is provided by Monta. Please see the instructions on the charging point for how to use.
Waldegraves strives to ensure all guests can use and enjoy the facilities and accommodation on the park. We are always happy to help in any way and all you need do is ask if you require any assistance whilst planning your stay or visiting the park. We have one holiday home in our hire fleet which is fully wheelchair accessible. The wheelchair friendly holiday home is well equipped with sliding doors, widened corridors and access routes, wheel-under kitchen units, wheel in shower unit and grab handles in both the bathroom and double bedroom, including an over-bed hoist. All holiday homes are within close proximity to the facilities. The park has two toilet and shower blocks, one on each touring field. Each block has disabled access showers, toilets and washing up area and run on the national RADAR key system. You can also make use of the family bathroom, with a shower, toilet, sink, and baby changing unit, providing families with both privacy and security. All facilities are easily accessible with wide doors and access ramps. The indoor washing up room at the bottom block is less accessible but there is an outdoor alternative. There is space to park a vehicle next to each pitch. There are numerous water points, chemical disposal points, bin bays and recycling areas, all within a short distance of all pitches. Most pitches have electric hook up. Pitches are allocated on booking. Guests are advised to book early and specify their requirements over the telephone to ensure their pitch suits their personal needs. All of our facilities are accessible to those with mobility difficulties and our team have attended Welcome All training courses. It is against the law to smoke in buildings open to the public, including our on-site restaurant, bar, swimming pool and leisure facilities. You are not permitted to bring your own alcoholic drinks or use E-cigarettes in our facilities. All of our accommodation is non-smoking. If you smoke in the accommodation you will be required to pay an additional fee of £100 for the deep cleaning of the accommodation.
The pool will be open from May Day Bank Holiday weekend until early September, weather permitting. You must follow the procedure for use of the swimming pool and all the swimming pool rules. These are clearly displayed at the entrance to the Pool. Alternatively you may view a copy of the swimming pool rules on request at the Park Reception.
Waldegraves has both an 18 Hole Pitch & Putt Golf Course (£4 per person) and an undercover, 10 bay, Golf Driving Range (from £2) for those who need their daily golfing fix! For the whole family, there are Crazy Golf (£3 per person) and FootGolf (£4 per person) courses to enjoy.
The beach is a mixture of stone and sand.
Touring & Camping
Frequently Asked Questions about Touring and Camping at Waldegraves Holiday Park
Arrival for our touring and camping pitches is any time after 3pm and departure is any time before 1pm. Early arrivals or late departures can be arranged with Reception, subject to dates and availability, additional charges will apply. You are also welcome to come onto the Park from midday and use all Waldegraves facilities. Please make sure you vacate your pitch by 1pm, although you are welcome to use our facilities throughout the day.
Please bring your booking confirmation to Reception on your check-in day, we accept printed confirmations or you can show it on your phone. You will be asked for a £10 deposit for a barrier card when you arrive, this will be refunded when the card is returned. We will also ask you for your vehicle registration number and will give you a vehicle pass to display in your windscreen throughout your stay.
We will always try our best to allocate you a pitch in your preferred area, however, we cannot guarantee that you will not be moved due to unforeseen circumstances, we will always inform you by telephone or email should this happen. Please note, pitches are randomly allocated for online bookings. Please use our virtual tour to have a look around our touring fields.
Late arrivals must check in at the Granary Restaurant when Reception is closed. Arrivals after 11pm are asked to park in the Car Park until Reception opens at 9am.
Yes, our pitches have hook-ups, we do also offer pitches without electric at peak times. Please note, you will require a round blue 3 pin camping plug. We sell them in our Wheatgrain shop. The electric on your pitch has a maximum output of 6 amps, please read the “Important Electrical Safety Notice” which can be found in your arrival pack.
No, this is included in the pitch price for our holiday guests. However, you cannot charge your electric car on the pitch. We have EV charging on site, this is located behind Reception and is available for anyone to use. Seasonal touring pitch electric is charged on a meter.
Yes, we stock various sizes of gas bottles in The Wheatgrain Shop.
If space allows, a maximum of 2 cars are permitted per pitch at any one time & the second car must be paid for (£15 per stay). Please display the vehicle pass in the windscreen of the vehicle so the Park Warden can clearly see it. All other cars are to be parked in the Car Park and a £5 pass from Reception is required.
Yes. It is requested that all family and friends visiting for the day leave their vehicle in the car park. A visitor day pass can be purchased at Reception for £5 and will need to be displayed clearly on your dashboard. All payable facilities are charged as an extra. Visitors are welcome to visit the Park between the hours of 9am and 10pm. It is your responsibility to ensure that your visitors adhere to the Park Rules. During school holidays and bank holiday weekends, day visitors will not be able to use the swimming pool.
Yes, your dog can join you from as little as £2 per night. A maximum of 4 pets per accommodation/pitch are allowed. Please click here for more information.
Some pitches are sheltered by hedging, others are open. Please use our virtual tour to have a look around our touring fields. At any point during your stay you are welcome to see reception to discuss other pitch options, subject to availability.
Open fires are not allowed, however, barbeques and fire pits are allowed when lifted from the ground so that the grass is not damaged. Please dispose of cold barbecue waste in the appropriate bins around the Park.
All shower facilities are free along with washing up areas, disabled friendly toilets and a family bathroom.
Yes, we have freezers that can be used for re-freezing ice-blocks. They are located in the Wheatgrain Shop and Laundry.
Yes, of course, we understand that your circumstances may change. If you would like to change your contact details , grade, duration, or add additional members to your booking, simply call our bookings team directly. Amendments can only be made by the lead name on the booking and may be subject to an administration fee of £15.
Recycling points are available around the Park so there will never be one far from you. These will be clearly marked on your Park map.
Yes, a maximum of one pup tent is permitted per pitch which is included in your pitch price. Please be aware that the people in the tent are included in the number of people on your pitch, therefore must be paid for following the guidelines below. A pup tent is a special tent that sleeps two children under 12 years old. A small tent is not allowed on the pitch, you must book a separate pitch.
The price of a touring or camping pitch includes 4 people, one car, one unit (tent, caravan or motorhome), an awning and one extra pup tent (A pup tent is a special tent that sleeps two children under 12 years old. A small tent is not allowed on the pitch, you must book a separate pitch). You may have a maximum of 6 people on your pitch at an additional charge per person. 7 or more people require an additional pitch. All children over 12 months old are chargeable. The number of people on your pitch includes any people sleeping in an awning or pup tent.
If you have any extra people, cars, dogs, boats/jet skis or a gazebo, you will be charged for them as extras. All extras must be paid for before putting them onto your pitch. Inspections will be made by our Park Warden to ensure all extras are paid for. The awning is included in the pitch price.
You will only be admitted into our heated outdoor swimming pool area on production of your booking confirmation or an alternative pass issued in Reception. The pool will be open from May Day Bank Holiday weekend until early September, weather permitting. You must follow the procedure for use of the swimming pool and all the separate rules applicable to the pool.
You can purchase fishing tickets from our Fishing Warden (cash only) at the fishing lakes or at the Reception & Shop (card & cash payments). You don’t need to have a booking with us to fish at our lakes, but you will need a barrier card (£10 deposit) to access the lakes by car. Please visit our Fishing Breaks page for more information on fishing, ticket prices, fishing and bait rules on our park and our special fishing breakswhen you can enjoy unlimited FREE fishing during your stay in our holiday homes!
We have an on-site shop that has an in store bakery and stocks local produce together with a large range of grocery items, off licence, children’s play toys and souvenir gifts. We also stock a wide selection of fishing tackle, along with camping accessories and bottled gas. For your convenience, open from 8am every day during the season.
We have an on-site restaurant that is open from 9am every day offering home cooked locally sourced produce. The licenced bar in The Granary means that you can enjoy a glass of wine with your meal or even just a drink with new friends on the decking overlooking the swimming pool. Take-away is available every day from the Courtyard Takeaway during the summer season.
Yes, however as you are choosing a holiday in a rural location, the mobile phone & WiFi signal are also rural. You may find it intermittent or simply unavailable. We are sorry for any inconvenience but we are not able to guarantee the service. WiFi is brought to the Park by an outside provider and additional charges apply. Free WiFi available within the main complex buildings at the park and in our Holiday Homes.
There may be restrictions for all male or all female parties or under 21’s looking to book in groups of over 4 people. This is due to the family nature of our Park, we do not promote hen/stag parties and there may be additional restrictions on group bookings at certain times so please call our bookings team to ask about these.
Group bookings of 3 or more holiday homes/pitches must be made through our Bookings Team. If this is not done we will cancel any bookings which are part of a group booking. We may only accept group bookings if you tell us about them and give us the names and addresses of everyone in your group before you book. The lead booker for a group is responsible for the conduct of the other members of the group and for ensuring they comply with these terms and conditions. We may require the lead booker to provide a deposit as security in the event of any damage by any member of the group.

Yes, please call and we will allocate you a suitable pitch. We also have a limited number of hardstanding pitches, which are partially gravel and grass for your convenience.
Yes, we do have a storage compound in which caravans, boats, and jet skis can be stored for an addtional fee. Please ask Reception for prices.
You must hold a valid insurance and collect a permit from Reception to launch from our slipway. Additional charges apply. All watercrafts must stay left of the slipway, bathers to the right. Watercrafts must not be left outside your pitch when not in use, please use our storage compound, a form will need to be completed at Reception, with a copy of your insurance. All Watercrafts are to be cleaned where there are proper facilities to do so.
When there are very high tides The Strood (about 800 metres of B1025 Mersea to Colchester road) can be flooded for up to an hour or more. We always advise that if the tide is 4.90 metres and above it will more than likely cover the Strood. In this case, we would recommend allowing up to an hour and a half either side of the tide to get on or off the island safely as it is the only road access to the island. Don’t take chances trying to cross it under these conditions. Tide tables are available in Reception, you can find out the tide times here before you depart from home:

Yes, our mobile charging area is located in the Laundry. It is £1 per device per hour. Please bring your phone charger with you. Please note, you can only charge your phone during the Laundry opening times.
Quad bikes, motorbikes, petrol/e scooters, or any similar vehicles are not permitted on the park.
Yes we do.
Our electric pitches provide an ample area of 7.5×7.5 metres to include your tourer, motorhome, tent or trailer tent and where permitted gazebos, awnings and pup tents. Some pitches are larger or slightly smaller, this is just an average size. Pitch bases are either grass or hard-standing. Hard-standing is mainly concrete, with reinforced grass on the side. Our hard-standing pitches are not suitable for tents. Please see our map or contact our bookings department for further information.
Most weekends we have entertainment on Friday and Saturday. Kids clubs are only running 11am Saturdays throughout non-school holidays (Off Peak) and 7 days a week School Holidays (Peak Season).
Yes, it is located at the entrance to the Barn and there is a service charge to use it.
The Park is open 11 months a year, 15th February – 14th January. Our touring and camping season is 1st March – 30th November. There may be a rare occasion when we will close for essential maintenance during winter. We will always ensure that this is done in the quietest periods, to minimise impact on our guests enjoyment and holiday experience.

Holiday Homes For Hire
Frequently Asked Questions about Holiday Homes for Hire at Waldegraves Holiday Park
Gold grade holiday homes can be occupied from 4pm on the day of arrival and must be vacated before 10am on the day of departure unless alternative arrangements are made with Reception, subject to availability and an additional charge when available. Platinum grade holiday homes benefit from an earlier check-in time at 3pm and must be vacated before 10am on the day of departure. Late arrivals must check in at the Granary Restaurant when Reception is closed.

Pre-authorisation of a credit or debit card (or cash deposit) will be required at check in for the static holiday home hire, £50 per hirevan. A pre-authorisation is a temporary hold of a specific amount of the available balance on a credit or debit card, it guarantees that the funds are available to pay for any charges. At the end of your holiday please leave everything in a clean and tidy condition, remove all the rubbish from the property, empty the fridge and all the kitchen equipment should be left clean. You are responsible for any damage to your holiday home during your stay. If the accommodation, upon inspection, is found to have been left in an unreasonable condition, we will notify you and your card will be debited or we will retain the cash deposit.
When you book your holiday you will need to pay a deposit. The full balance of your holiday will then be due 10 weeks prior to your holiday start date. If you do not make a payment by this date then we will assume that your holiday has been cancelled and we may re-sell the holiday to another customer.
All bed linen is provided in our accommodation in sealed bags, to minimise contact. Beds are not made up. If you choose a Platinum grade, this option also includes a bale of towels (2 bath sheets, 4 bath towels & 3 hand towels). We recommend that you bring beach towels to use in the swimming pool.

The prices are per unit, which is inclusive of up to 8 people and 1 vehicle. The total number in your party (including children and babies) must not exceed the maximum capacity of the holiday home or pitch advertised in the brochure or online.
All of our static holiday homes are boasting a full central heating system, double glazing throughout and include the following: Electric fire, dining table and television in the lounge; Fitted kitchen with gas cooker, oven, fridge freezer, kettle, toaster and microwave; Bathroom with shower and toilet; Master bedroom and two twin bedrooms with extra bed linen provided for pull out bed in the lounge; Free gas and electricity, WiFi and gated sundeck. The Platinum grade holiday homes also include, a bale of towels (2 bath sheets, 4 bath towels & 3 hand towels), earlier check in time and a welcome pack. We recommend that you bring beach towels to use in the swimming pool.
All our accommodation includes a fully equipped kitchen, with cutlery, crockery and cooking implements for all guests in the accommodation.

Yes, WiFi is included in the price of your holiday home. You can also access WiFi in The Granary Restaurant, The Wheatsheaf Clubhouse and The Barn Sports Bar.
Yes, we have one Platinum holiday home that is specially modified for wheelchair access and dog-friendly for assistance dogs. However certain accommodation and locations may not be suitable. If you or someone in your party has any medical conditions or disabilities, please inform us at the time of your booking so we can try to ensure the accommodation is suitable for you. If we are unaware, we can’t be responsible if the accommodation or position on the Park is not suitable. If you do have special requirements, please let us know and confirm the conversation in writing or via email. We will try to accommodate the best we can but cannot guarantee this. Please be aware that this holiday home is situated behind the clubhouse therefore during our peak times, there will be noise until late.
We have a number of holiday homes specifically designated for customers bringing pets in order to maintain levels of hygiene and prevent illness from those with pet allergies. Your dog can join you for an additional £15 fee per pet. Please note, we are only able to accept dogs in our dog-friendly holiday homes, maximum of 4 pets per unit, subject to availability. If you bring a pet into accommodation which is not pet-friendly, you will be required to pay an additional fee of £100 for the deep cleaning of the accommodation. If any member of your party suffers from an allergy, we would strongly recommend that you do not book accommodation which accepts pets. By prior arrangement travel cots can be hired at £10 each per stay, you will only need to bring your own cot linen. We also hire extra towels at £10 per set (6 bath towels & 3 hand towels). If you require anything extra, you can also hire highchairs, bed guards, irons, hair dryers, all subject to availability and a deposit of £10 per item is required. Please ask for details when you make your booking.

You can find a clothes airer in the holiday home however, an iron and ironing board need to be hired from the laundry, all subject to availability and a deposit of £10 per item is required.

Entertainment Enquires for Waldegraves Holiday Park
All play areas are open between 9am and 9pm each day. A responsible adult must accompany children under 5 years of age to all facilities. Ball games may only be played in the children’s play area or open fields.

At Waldegraves Family Holiday Park, we hold car boot sales every Sunday from Easter - September, including over Bank Holiday Weekends. Car boot sales are weather dependent, so please call us on the day with enquiries. Sellers can be on site from 7am and buyers from 8am, with the car boot sale running until 1pm. The car park costs 50p and all monies collected will be donated to charity. For cancellations check on-line at Car Boot Junction, For general enquiries, please call 01206 382898. The Entertainment Manager has advised that in the evenings they are hosting a cash bingo and game shows with cash prizes to be won are only over 18's are allowed to enter. Kids can be in the venue during the game shows, just cannot participate. The Clubhouse is open from 10am until late and kids are allowed in the venue during these hours.
Whilst we are happy to provide children’s activities, including kid’s clubs, they are not child care facilities. Please note that at all times the safety of children is the responsibility of the parent or guardian. The parent or guardian will be held accountable for the actions of any minor(s) in their control. Kids are welcome to all clubs with their siblings but the clubs are run at aged groups.

You’ll be able to enjoy live music, visiting acts, party bands, one-off special events, play bingo, get involved in the game shows and other in-house productions. PLUS there’s free WiFi in the club so you can stay connected! When you arrive, make sure to ask Reception for all the details about our Kids Club, Clubhouse opening times (reduced throughout non-school holidays) and what’s on during your stay. You can also check the “What’s On” wall in the Wheatsheaf entrance for the entertainment programme or check our entertainment Facebook page.

Yes, there is a special gluten free menu in the restaurant.
Yes, you will need to connect to the 'free granary wifi' and enter your details where required.
We will always try our best to accommodate special requests made by our customers. If you would like our chefs to cook any dishes to order, please ask your server and we will do our best to cater for you. Please appreciate that we do get very busy at times, so this may not always be possible. The Manager will try to accommodate any reasonable request made by a late-comer 30 minutes prior to closing if staff are available. If you are celebrating a birthday or any other occasion and wish to bring your own cake, simply give us a ring and let the restaurant manager know.
We are always happy to accommodate for any special dietary requirements and you can discuss these with the restaurants in advance or inform your waiter when you arrive. We are pleased to offer Vegetarian, Vegan and Gluten Free menus.

Unfortunately, we are unable to heat up baby food or milk bottles. Your safety is our priority and we wouldn’t want to harm you or your child in any way as we cannot guarantee the right temperature for baby food or milk. However, if required, we can bring you a bowl of hot water to your table so that you can heat up your baby food or milk bottles yourself.

If you have reserved a table , we will hold your table for up to 15 minutes before you arrive. Unfortunately, we are unable to hold a table for any longer, as we do get extremely busy at times and it would be unfair on other customers. We will try our best to accommodate you and provide an alternative table as soon as we can, but please understand that this may not always be easy. If you or your guests are running late, please inform us so that alternative arrangements can be made to accommodate your guests as soon as they arrive.

We welcome dogs to park if you are camping or staying in one of our dog-friendly holiday homes, however, they are not permitted in the bar, restaurant, swimming pool or children’s play areas, with the exception of Registered Assistance dogs . We do offer benches outside the Granary Restaurant where you can sit and enjoy meals or refreshments with your dogs.
If you leave any personal possessions behind, we will try to return them but we are not responsible for anything that is left. Lost property will be kept for a maximum of one month and after that time, any lost property not claimed will be disposed of.

There is an area overlooking the Swimming Pool which can accommodate 40 people maximum. Out of school holiday days, you can book The Granary Restaurant & Clubhouse for bigger groups. White board and projector available only in the Clubhouse.
Unfortunately, for private use our Park facilities can only be booked out of the school holiday dates.

It isn’t something we would usually do, but it is something we would consider on a case by case basis. We are nearly full as a park and we have our own stock for sale so we have limited pitches available.
We can supply any make or model of new holiday home you have seen elsewhere, subject to availability. Please take into account yearly site fees, delivery, siting costs, safety checks & connections.
Each manufacturer has a different warranty policy (information on specific manufacturer’s warranties can be found in the back of their brochures, found in the sales office).
Pre-owned holiday homes parts and labour are covered for 3 months from the date of takeover for the following items: structure, electrical system, heating system and gas supply system. (Unless the van is on a sold as seen basis).
Damage caused by frost is not covered by warranty and some insurers will not cover it. Always ensure your holiday home is drained down in the closed period before the frosty weather, and not reconnected too early if we are still experiencing bad weather. We offer a drain down service called a winterisation at the end of the season for an additional fee. If you have taken out our park insurance and we have winterised your holiday home, then in the unlikely event that your boiler has frost damage compass will cover any frost claims.
Whether you are a home owner or a tenant you must be able to provide us with a copy of your council tax bill, utility bill and a driving licence at the same residential address and in the same name as the holiday home owner on an annual basis.
Yes, friends and family can use your holiday home, as long as they abide by the Park rules and you as an owner will be held responsible for their actions. All our owners get 6 guest passes per van to use for the swimming pool and entertainment facilities. Holiday home keys retained in the office are for insurance purposes and not for general use.
That is ok, but you must be able to provide the equivalent of a council tax bill and utility bill for the property annually. You must also be able to provide a postal address within the UK where we can send all correspondence.
Most holiday homes are priced with pitch fees included for the first season. Pitch fees are billed December payable in full before 31st January and we do not have a monthly direct debit option. However, you can pay your pitch fees in instalments throughout the year in advance on to your account.
A smaller decking would cost approximately £6,000 to £8,000, and a larger decking would cost around £10,000 to £15,000. This is a very rough idea of price, but our reputable decking companies will discuss your specific requirements and get some quotes together for you.
No. We use our own approved contractors to fit all park decking to ensure that all decking’s fit in with the aesthetics of the park and is of good quality and will be cover by a guarantee.
Dogs are allowed on the Park. They do need to be kept on a lead around the site, but can be exercised off the lead on the dog walking area and beach. All fouling should be cleared and disposed of in refuse bins around the Park. Reception and the Laundry hand out free doggy bags for your convenience.
Yes, but it does have to be one of the storage units we provide and fit. We use the Asgard Additions unit. You can purchase these through Sales at a cost of £750, if you already have a concrete base on your pitch the price is £650. A maximum of two sheds per plot.
Unless otherwise specified, there is one car parking space for every pitch. There is a main car park outside the facilities for visitors or additional vehicles. Some pitches may have room to park two vehicles.
We will not accept any personal mail for owners. Mail must be sent to you at an alternative address.
You must obtain a Pitch Alteration Form from Reception to complete for any work that you wish to have carried out on your holiday home or pitch including decking, patios, sheds & bases and must go through our approved contractors and be organised through ourselves at Reception.
The Park is open 15th February - 14th January. During the closed month you are welcome to visit our Park during the office opening hours which are 9am - 5pm.
Check the agreement for what will happen if you decide later to sell the holiday home or to move it off the park, and what the financial arrangements will be. The agreement should specify, for example, the amount of commission 15% + vat which may be applied to the selling price. The commission recognises the Park owner’s interest in the land, and the transfer of the agreement rights to the new owner. You cannot sell your caravan with the privilege of the plot, however you can sell your caravan off-site (disconnection fees will apply).
If you are buying a second hand holiday home, you will need to leave a £1000 deposit, and £2000 deposit if ordering from manufactures.
We can offer part exchange values for all static caravan holiday homes, as well as all touring caravans and motor homes.
There are several annual costs payable such as annual site fees, this is the charge paid to the Park for occupying a pitch each year. Pitch fee also includes Annual Rates and Utility Charges. Fuel costs for gas and electric are payable, these are normally metered so you just pay for what you use. You will also need to insure your holiday home, this is dependent on the value of the holiday home.
Yes, subletting your holiday home when you are not using it can be a great way to help offset your annual running costs. If you do hire your holiday home for private rental, it is imperative that you collect a registration form from Reception.
You can choose to upgrade your holiday home at any time. Our experienced team on Park are there to help you make a decision that’s right for you. If you have finance on your current holiday home, any existing finance would be settled and a new finance agreement would be made for your new holiday home, making it much more affordable and convenient.
No, you are buying a holiday home along with the right to occupy a pitch on the Park, providing you pay the annual pitch fees and adhere to the Park rules, but you are not purchasing the land.
You can, of course, upgrade your holiday home at any point during the licence period and a new holiday home would be sold with a new licence. However at the end of a licence agreement you can upgrade the home or you can arrange to have the holiday home moved to another Park. It is also possible that you would be offered a year-on-year agreement – this would be reviewed annually and would be dependent upon the condition of the holiday home and also what else was happening on the Park at the time. However, we can only guarantee the standard licence period.
Other than wear and tear and minor breakages, today's modern holiday homes don't require much in terms of maintenance. We do ask that holiday home owners maintain their decking and surroundings to a good standard. We also strongly advise that your holiday home is gas safety tested each year and that you get your home is drained down in the wintertime to prevent it freezing and causing damage to the pipe-work. We can assist with any maintenance so you can just sit back and enjoy your leisure time.
Today's modern holiday caravans aren't those you might remember from your summer holidays as a child. Modern holiday homes offer a true home from home experience, many offer bedrooms with en-suite bathrooms (yes, BATHrooms - some holiday homes offer full sized baths!) In addition to fully fitted kitchens with integrated appliances, fridge-freezers, dishwashers and even wine coolers. Holiday Homes are supplied fully furnished ready for your adventure to begin.

Yes, we can arrange this for you upon buying your holiday home. Any work that you wish to have carried out on your caravan, including decking, patios and shed & bases must go through our approved contractors and be organised through Reception. You will need to fill a Pitch Alteration Form in Reception. Only sheds provided by Waldegraves are permitted on your pitch. These are Asguard, lockable, metal sheds and can be ordered from Reception.
Yes, you are welcome to create something Waldegraves would be proud of, or make it a great space for the children! Subject to Park planning application, you can also add decking, patio areas, and garden storage, all must be organised through Reception. We ask that you keep your outdoor area tidy and up together. We are able to do grass cutting for you at a charge of £30 per cut if you are unable to do this yourself, or are not at the holiday home yourselves regularly.
For a charge of £140 we offer a winter drain down, & re-connection to save you the bother and to ensure everything is disconnected and reconnected safely. Most holiday home insurance policies will require this to be done by trained Park professionals.

Whilst this does depend on the holiday home purchased, sometimes it can be just a matter of days but we normally aim to have you up and running within 2 weeks as we want you to start enjoying your new holiday home at Waldegraves as soon as possible!
No, we don't offer residential accommodation, as we are licenced as a holiday park, and adhere to the conditions of our licences.
We are offering a range of sizes. We have a few pitches for 28 or 32 feet holiday homes but most will accommodate 36 feet or more.
No, as your holiday home is for holiday use only it is not liable to council tax. However, there is a rates charge which is part of your Pitch Fee.
Like cars, caravans sadly do depreciate over time and any of our sales staff will happily explain to you that purchasing a static holiday home is not a financial investment, more an investment in your lifestyle, giving you the freedom to holiday whenever you want with zero hassle that usually comes with a second property such as repairs, grounds and of course the worry about what will happen when left unoccupied.

You don't need to book a stay to use our fishing lakes. You can visit our Reception and buy a day ticket. You will also need a barrier pass to get through our gates, it's £10 deposit. Please click here for more information.
The lakes are well stocked with commercial sized carps averaging 6-10lb with several going to mid- teens and rising up to 22lb. Bream, Tench, Roach, Rudd, Perch and Gudgeon can also be caught at our lakes which are guaranteed to meet the expectations of the keenest angler. Managed by a permanent fishing warden, the fish and their environments are maintained to the highest standard, recently been improved with new swims added!
Yes, sea fishing is available from our beach. Here you could be lucky enough to catch anything from sea bass, sole and mackerel to plaice, whiting and dog fish. You don't need to buy a fishing ticket but you must have a fishing licence. If you would like to venture further out onto the water, you can do so with our own boat launching facilities. You must hold a valid insurance and a permit from Reception to launch from our slipway. Additional charges apply for storage and boat launch, you can find the price list on our website, in our Price Guide booklet or in Reception.
We offer special fishing breaks when you can enjoy unlimited FREE FISHING for the duration of your stay in our static holiday homes. Please contact our Bookings Team for Special fishing break dates. This offer is for guests staying in our luxury holiday homes and on special breaks only.
You can purchase fishing tickets from our Fishing Warden (cash only) at the fishing lakes or at the Reception & Shop (card & cash payments). You don’t need to have a booking with us to fish at our lakes, but you will need a barrier card (£10 deposit) to access the lakes by car.
No particle bait (tiger nuts), chum mixer, dog biscuits or cat food. No live bait, spinners, plugs or dead bait. No bait to be discarded in the water. Maximum 1 kilo of dry ground bait. Boilies to be used in moderation
No, we do not allow night fishing. Also, you cannot camp by the fishing lakes, only on the designated camping fields.
If you wish to fish before 9am, you must purchase your ticket the day before along with a barrier card at £10 to gain access to the park. This is refundable on return
All fish are to be laid on mats for unhooking, not on the ground. No angler shall leave a baited rod unattended in or out of the water. Any one person may use no more than two rods at any one time. No keep nets, carp sacks or barbed hooks. No line over 15lbs. Maximum hook size 10. Landing nets must be used at all times. No radios or televisions.
Rod licenses must be carried at all times. Children aged 12 and over need a Junior Licence.
